Preventing Mold During Commercial Construction: A Guide for Owners & Contractors

Getting your building project to the finish line is the goal as a commercial building owner, manager, and general contractor.
You’re likely already dealing with schedules, budgets, subcontractors, compliance, insurance, and quality control. The last thing you need is a preventable issue slowing or even pausing your timeline.
Water intrusion happens on nearly every construction project, no matter the season or location of the building. Whether it’s wet materials, a leak, or unexpected weather, moisture is nearly unavoidable.
Excess moisture can lead to mold growth, costly remediation, project delays, and long-term liability.
Traditional prevention approaches and short-term solutions do not always solve the bigger issue that is moisture.
At Clearity, we believe prevention should always come before mold is present and having a prevention plan in place during your project can keep your project on schedule, save you remediation costs, and give you confidence your building is ready for occupancy.
Read on to learn why moisture management is one of the smartest investments you can make during construction and how a proactive plan, like our Control of Moisture & Mold Prevention (COMMP®) program, can help keep your project on schedule, on budget, and mold-free.
Why Mold Prevention During Construction Matters
If your building is still under construction, you’re going to run into some form of water intrusion during your project.
This can range from situations like:
Humidity
Wet materials
Plumbing tests
Undetected leaks
Delays in drying
While these things can happen at any given time during your project, how you act as an owner or contractor now can help prevent major issues in the long run.
Without a plan to identify, monitor, and manage moisture, what seems like a small water event can quickly “grow” into a much bigger problem: Mold.
And when there’s mold, your entire timeline, budget, and long-term liability is at risk.
We've seen enough cases to know it's preventable before that happens, but unfortunately, we see owners and contractors make the same mistakes time and time again.
3 Moisture Management Mistakes That Can Lead to Mold
Without a proactive moisture management or mold prevention plan, we commonly see projects run into the same challenges:
Assuming materials will simply dry on their own (or not using large enough drying tools).
We always tell owners, “where there is water, there is mold.”
It’s not safe to assume or hope that materials will dry on their own or by only using small fans. In fact, it’s negligent.
Without proper assessment and monitoring, moisture can remain trapped in building materials and create the conditions where mold grows.
We recommend using industrial desiccant humidifiers when drying any wet materials and having an ongoing management plan in place to monitor moisture throughout the entirety of the construction project.
Relying on antimicrobial treatments alone instead of a moisture management plan.
While antimicrobial sprays can prove useful as part of a prevention process, it’s not a long-term solution for buildings still under construction. While the sprays provide a barrier that makes it more difficult for mold to grow on wood, it doesn’t mean mold can’t show up, especially if moisture is the biggest factor.
We understand the pressure that owners and contractors are under to stay on schedule, so having a prevention plan in place is an effective way to avoid delays or unexpected costs.
Waiting until mold is visible before taking action.
Just when you think, “It’s not going to be an issue until there is mold,” is often when the issue causes more problems than it would have if there was already a prevention plan in place.
Not to mention, most insurance claims are denied once mold is present.
Having a proactive moisture control and prevention plan in place allows teams to identify concerns early and make informed decisions, without it greatly affecting their timeline or budget.
